MARSH STREET BROWNSTONES
Marsh Street Brownstones is a community of seven, three-story single-family residences. Each residence consists of three levels of living space, an attached two-car garage, and a private rooftop terrace with elevator access. The main staircase for each unit utilizes custom structural steel framing to achieve a floating look. Praxis teamed with RRM Design Group and Mangano Homes to provide structural engineering design and construction phase services.

The neighborhood of Seaside Villas consists of eight, three-story single family residences in the heart of downtown Pismo Beach. Each of the residences also has a roof deck to maximize functional building area while minimizing the overall footprint. The Innovative Housing project, located on Stimson Avenue consists of eight condominium units across two, three-story buildings in downtown Pismo Beach. The structural design features roof decks and complex rounded balconies using curved steel framing. THE VILLAS AT LAUREL CREEK
Phase IV of the Villas at Laurel Creek consists of nine, three-story condominium buildings with 38 total residential units. Highly expansive underlying soils required a foundation system consisting of post-tensioned slab-on-grade construction. Praxis teamed with Montage Development to provide structural engineering design and construction phase services and worked closely with Suncoast Post-Tension to coordinate the design of the foundation with the superstructure above.

Each home of the Costa Azure neighborhood boasts panoramic views of the Pacific Ocean. As the development continues up the coastal hillside in eastern Shell Beach, the foundations utilize concrete retaining walls over 10 feet in height to bench each home into the sloping terrain. Praxis teamed with RRM Design Group and Coastal Community Builders to provide structural engineering design and construction phase services and bring these 16 new luxury homes to the Central Coast.

Building on sloping terrain is a necessity to meet the Central Coast’s ever-increasing housing needs. The Terraces at Las Ventanas in Pismo Beach take advantage of the hillside by providing views of the ocean and valley made possible by using foundations that step into the terrain using retaining walls over 10 feet in height.
